Variation of condition 3 (and therefore also condition 5) on application P20/S4888/HH - to alter the construction material of the privacy screen from wood louvre to opaque glass, continuing the existing approved terrace glazing (southern aspect) style, with a further panel installed to provide the necessary 1.7 metre height.
(Demolish existing garage; removal of existing chimney stack; refurbishment, alteration of existing second floor roof space; construction of a two-storey extension to the west; single-storey ground floor extension and terrace to the south; extension of existing basement; improved parking and landscaping)
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, A-104D, A-001, 001 and 002, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the application form, supporting documents and the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Except in the case of any building work hereby permitted, no change in the levels of the land shall take place unless in accordance with a detailed scheme which shall have been submitted to and approved in writing by the Local Planning Authority before any development commences on site. The scheme shall include details of existing and proposed ground levels.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.
Prior to the first use of the development hereby permitted, the privacy screens shown on drawings A-104D, 001 and 002 shall be installed in accordance with the submitted Opal frost specification and "Terrace Screening Images" document submitted in support of the application, and there shall be no gaps allowing views through the screens.
Thereafter the screens shall be retained in situ in accordance with the approved details or with details which shall previously have been approved in writing by the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The landscaping scheme as shown on approved plan 'Planting Plan Proposed OP001' submitted with application P20/S1867/DIS shall be implemented prior to the first occupation or use of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the soft landscaping so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, replacement planting, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
