Variation of condition 2 (Approved plans), on application P22/S4402/HH (Alterations & extensions to front side and rear) - design adjustments to improve living accommodation and aesthetics of the dwelling.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 21 March 2026.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3788-134, 3788-135, 3788-132, 3788-131, 3788-133, 3788 - 233D, 3788 - 234D, 3788 - 235D, 3788 - 231C, 3788 - 232C and 3788 - 230D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The replacement first-floor bathroom windows in the south-east elevation shall be glazed in obscure glass with a minimum of level 3 obscurity below 1.7 metres from finished floor level of the room in which it is to be inserted, prior to first use of the accommodation. Unless otherwise agreed in writing by the Local Planning Authority, the new windows shall open in the same direction as the windows which would be replaced.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be implemented strictly in accordance with the mitigation recommendations set out under Section 4.4.1 of the submitted report (Turnstone Ecology, November 2022 Rev01). Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
Prior to first occupation of the new accommodation, integrated bat boxes shall be provided in accordance with the details specified within the approved plans (3788-233D, 3788-234D and 3788-235D). They shall be retained thereafter.
Reason: In order to ensure the delivery of appropriate biodiversity enhancements, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035.
