Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, P-22-148-002-B, P-22-148-003-B and P-22-148-001-B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be implemented in accordance with the following: 1) Prior to the commencement of any site works, areas of vegetation in the working area should be cut to not less than 5cm and maintained at this height until removal or the completion of the works. 2) Trenches and other excavations will be backfilled where possible before nightfall. If this is not possible then a ramp will be left in any excavations left open over night to allow wildlife to exit. 3) Where possible and practical materials stored (that might act as temporary resting places) will be raised off the ground (e.g. on pallets). 4) A copy of this condition will given to the contractors/builders responsible for undertaking the works. 5) All contractors must be aware of great crested newts and be able to identify the species. Reason: To minimise any ecological impacts of development, in accordance with Policy ENV2 and paragraphs 174 and 180 of the NPPF.
