The proposed development, by virtue of its layout, design, scale and size, would result in a development that fails to respond to the modest scale of existing dwellings within this area and the spacious and open character and appearance of the plot and the wider area. The development therefore fails to adhere to Policies DES1 and DES2 of the adopted South Oxfordshire Local Plan (2035), Policies LCI and LCDPG of the Kidmore End Neighbourhood Plan (2021) and the Joint South Oxfordshire and Vale of White Horse Local Plan.
The proposed development fails to demonstrate adequate surface water drainage principles and measures to address issues of subsidence. As such the development fails to adhere to Policies INF4, EP4 and ENV11 of the adopted South Oxfordshire Local Plan (2035).
