Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 23910-08 B, 23910-09 B, 23-910-05 B, 23-910-07 B, 23-910-06 A, 23-910-03, 23-910-02, 23-910-01 and 23-910-04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The walls of the extensions and rear dormer feature hereby permitted shall only be finished in the Timber cladding as specified in the Agent's email dated 13 February 2024 or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

That the materials to be used for the roofs and fenestration of the development hereby approved shall be those specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of Class A of Part 1 Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (or the equivalent provisions of any order revoking and re-enacting that Order), the dwelling shall not be adapted to enable access onto the flat roof of the two storey extension and no part of the flat roof hereby permitted shall be used as a balcony or sitting-out area without the prior grant of planning permission. Reason: To protect the privacy of adjacent dwellings in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
