Description
Gable end oak timber and brick infill panel repairs: removal of all cement pointing between the bricks and oak beams on the gable end, dismantling the centre two brick panels to allow the replacement of blown and crumbling bricks, along with the removal and replacement of the damaged bricks on the adjacent panels with identical bricks. Partial dismantling of the timber-cladded extension roof will be needed to undertake this repair. The roof tiles will be re-installed and sealed to the newly re-built gable end brick panels.

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SIP-002 and LOC-001, and the Heritage Statement except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
A record of the elements of the timber framing that have been retained and those that were replaced, comprising of annotated photographs, should be undertaken and submitted upon completion of the works hereby approved to the Local Planning Authority.
Reason: As the building is of historic importance in accordance with Policy ENV6 of the South Oxfordshire Local Plan 2035.
