Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 5608-01, PFBI MD 01, PFBI PL 02A and PFBI PL 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development hereby permitted shall be implemented in accordance with all the mitigation and compensation measures outlined in the Bat Method Statement dated 9 November 2023 submitted with the application in all respects. All ecological mitigation, compensation and enhancement features shall be delivered on site prior to first use and retained as such thereafter. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
The use of the building hereby approved shall be for no more than two separate workshops as shown on the plans hereby approved and for no other purposes including any other purpose in Class E of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order).
Reason: To limit traffic movements having regard to the site's poor accessibility, to ensure compatibility of use with the historic and architectural integrity of the listed building, and to protect local bat populations in accordance with Policies TRANS2, ENV7 and ENV2 of the South Oxfordshire Local Plan 2035.
