Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BIX.P.1.80, BIX.P.0.60, BIX.P.0.65, BIX.P.1.65, BIX.P.0.61B, BIX.P.1.60D, BIX.P.1.61C, BIX.P.1.50Efloor plan, BIX.P.1.55C, BIX.P.0.70C, BIX.P.0.20B, LOC 001, BIX 1.40J, BIX.P.1.50Jsite plan and BIX.P.1.70C, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The insulation and ventilation of the building shall be carried out in accordance with the approved details shown on submitted plan 1.70 Rev C unless otherwise agreed in writing by the Local Planning Authority Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Notwithstanding approved plan 1.60D and prior to the commencement of the relevant works, a drawing showing the position of the window openings on the north elevation following opening up of the area to reveal the frame beneath shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
