Conditions / Refusal Reasons
The proposed development, due to the extent and appearance of the decking, would consolidate the impact of built form on the site to the detriment of the site's riverside setting and the rural character and appearance of the area which is identified as lying in a Special Character Area and Valued Landscape by the Shiplake Neighbourhood Plan (2022). As such, the proposed development fails to adhere to Policies ENV1, DES1 and DES2 of the adopted South Oxfordshire Local Plan (2035), and Policies SV5, SV7, SV9, SV10, SV11, SV23 and SV24 of the adopted Shiplake Neighbourhood Plan (2022).
