Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOT1, WHETOHL-FREPP-LM-XX-DR-E-0009 Rev 01 and LOC 001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That at the expiration of a period of 12 months from the date of this permission the use of the land as specified in the application shall cease and all buildings and other development associated with this development shall be removed from the land by the expiry of this permission and the land shall be restored to its former condition, unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the green belt from inappropriate development in accordance with policy STRAT6 of the South Oxfordshire Local Plan 2035 and advice within the National Planning Policy Framework.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
