Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BT105 23 400, PE005 C, BT105 23 401, BT105 23 POS A, BT105 23 100, PE003 E, PE004 E, PE001 E, PE002 E and BT105 23 F01.E, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The works hereby permitted shall only be complete in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The existing canopy mechanism is a historic feature of the Grade II listed shopfront and shall be retained in situ unless otherwise agreed in writing by the Local Planning Authority.
