The development would fail to physically or visually enhance the surrounding area by introducing an incongruous built-form within the local landscape. The proposed development would fail to comply with Policies DES1, DES2 and ENV1 of the adopted South Oxfordshire Local Plan 2035 and Policy SV10 of the Shiplake Neighbourhood Plan 2022.
The proposed development would result in a risk to an irreplaceable habitat and a direct loss of a priority habitat contrary to Policy ENV2 of the adopted South Oxfordshire Local Plan 2035 and the National Planning Policy Framework. The proposed development also fails to result in biodiversity net gain in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035.
