Conditions / Refusal Reasons
Having regard to the form, height, scale and design of the proposed extensions, the development would result in an incongruous and discordant addition, which would detract from the character and appearance of the existing dwelling and the wider built form. As such, the proposal would be contrary to policies DES1, DES2, and H20 of the South Oxfordshire Local Plan 2035, policy SD3 of the Henley and Harpsden Neighbourhood Plan, the National Planning Policy Framework and advice contained within the Joint Design Guide.
Having regard to the form, height, scale and design of the proposed extensions, the development would cause material harm to the amenity of neighbouring occupiers through loss of light, outlook and privacy. As such the proposal would be contrary to policy DES6 of the South Oxfordshire Local Plan 2035, and advice contained within the Joint Design Guide.
