Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, E102, P101, E101, P100 and E100, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the works hereby approved a schedule of works of the following shall be submitted to and approved in writing by the Local Planning Authority: - layout/method of installation of services - method of installation of partitions - method of beam paint removal and decoration, and - any other works requiring alteration of or additional fixings to historic fabric. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Notwithstanding the approved details, all existing signage should be retained. Reason: To safeguard the special architectural or historic interest of the listed building and its contribution to the Thame Conservation area, in accordance with Policy ENV7 and Policy ENV8 of the South Oxfordshire Local Plan 2035.
