Conditions / Refusal Reasons
That, having regard to the size, design and uniform character of the area, the proposed development does not follow the design principles set out with the Joint South and Vale Design Guide. The design increases the overall bulk of the dwelling and would be out of keeping with the uniform character of the street scene and disturb the symmetry of the pair of the semi-detached properties. It is acknowledged that the proposal benefits from an extant permission for a side extension however, this scheme did follow the relevant guidance located within the design guide to reduce the bulk of the extension and promote subservience. The proposed development is contrary to Policy H20 of the adopted South Oxfordshire Local Plan and advice in Joint South and Vale Design Guide.
