The first residents of each dwelling shall be provided with a copy of the approved Travel Information Pack. Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan '082201-BEL-TV-01 B' and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the development details of an Ecological Enhancement Plan (EEP) together with the mitigation measures identified in the Preliminary Ecological Appraisal (PEA) report (Sections 8.2 (tree protection), 8.3 (artificial lighting), 8.4 (badger safeguards) and 8.5 (hedgehog safeguards) Aspect Ecology, August 2023) shall be submitted for approval in writing by the Local Planning Authority within a comprehensive ecological enhancement and landscaping scheme (including the planting of live trees and shrubs, the treatment of the access road and hard standings, and the provision of boundary treatments). The ecological enhancements and mitigation measures and the landscaping shall be implemented prior to first occupation and thereafter be maintained in accordance with the Landscape and Ecology Maintenance Plan. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, ENV2 and ENV3, DES1 and DES2 of the South Oxfordshire Local Plan 2035. Prior to commencement of development a maintenance schedule and a long term management plan (for a minimum period of 20 years), for the soft landscaping works shall be submitted to and approved in writing by the Local Planning Authority. The Landscape Management Plan shall include: a) Details of long term design principles and objectives. b) Management responsibilities, maintenance schedules and replacement provisions for the trees and landscape features to be implemented as part of the approved landscape scheme c) A plan detailing which areas of the site the Landscape Management Plan covers and also who is responsible for the the maintenance of the landscaping and hard surfaced areas The schedule and plan shall be implemented in accordance with the agreed programme and details. Prior to construction above slab level details of cycle parking facilities shall be submitted for approval in writing by the Local Planning Authority. The cycle facilities shall be implemented in accordance with the approved details prior to first occupation of the development and thereafter retained. Prior to the first occupation of any dwelling hereby approved, a scheme to provide each dwelling with Electric Vehicle Charging Points shall be submitted to and approved in writing by the Local Planning Authority. Thereafter each Electric Vehicle Charging Point shall be implemented prior to the occupation of the dwelling it would serve. Reason: To ensure sustainable forms of transport in accordance with Policies TRANS5, ENV12 and EP1 of the South Oxfordshire Local Plan 2035. Related application(s): P24/S3494/DIS

No development shall begin until a detailed sustainable drainage scheme has been submitted to and approved in writing by the Local Planning Authority. This shall be based on sustainable drainage principles and an assessment of the hydrological and hydrogeological context of the development and shall be coordinated with landscape proposals. No dwelling shall be occupied until the surface drainage works to serve the development has been carried out and completed in accordance with the approved details. The scheme to be submitted shall include: 1) Details of flow control with discharge limited to 2 l/s for all storms up to the worst case 1:100yr + 40% event; 2) A compliance report to demonstrate how the scheme complies with the "Local Standards and Guidance for Surface Water Drainage on Major Development in Oxfordshire"; 3) Detailed hydraulic calculations including node references with consideration for the worst case 1:100 + 40% event based on using the latest FEH input data, CV values of 0.95 for roof areas and 0.9 for hardstanding areas; 4) Fully detailed sustainable surface water drainage layouts; 5) Proposed site levels, floor levels and an exceedance plan; 6) Drainage Construction Details; 7) Maintenance and Management Plan covering all surface water drainage and SUDS features. Prior to the occupation of the final dwelling a SUDS Compliance report prepared by an appropriately qualified Engineer must be submitted to and approved by the Local Planning Authority. This must suitably demonstrate that the sustainable drainage system has been installed and completed in accordance with the approved scheme (or detail any minor variations). This report should as a minimum cover the following; 1) Inclusion of as-built drawings in dwg, shp and pdf format, 2) Inspection details of key SUDS features such as flow controls, storage features and volumes and critical linking features or pipework undertaken, with appropriate photographs and evidence of inspections incorporated, 3) Details of any remediation works required following the initial inspection, 4) Evidence that that remedial works have been completed. 5) Confirm details of any management company set up to maintain the system. Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of development, a full foul water drainage scheme shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details prior to the first occupation of the development hereby approved. Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035. Related application(s): P24/S2444/DIS

Prior to occupation the mitigation noise measures including facade treatment, acoustic glazing and ventilation as outlined in Appendix 4 and 5 of the Noise Impact Assessment produced by Cass Allen Ref:RP02-20364-R2 updated December 2023 shall be implemented and thereafter retained. Evidence of the specified measures shall be provided to the Local Planning Authority upon request. Reason: To ensure a satisfactory living environment and to prevent nose pollution in accordance with Policy ENV11 of the South Oxfordshire Local Plan.

Prior to first occupation, all carbon reduction energy efficiency measures shall be implemented in accordance with the Energy Statement and SAP calculations by AES updated 15 December 2023 Rev 3. A Verification Report shall be submitted to the Local Planning Authority prior to first occupation for approval in writing by the Local Planning Authority. The Verification Report shall demonstrate (with photographic evidence) that the energy efficiency measures have been implemented. These measures shall be retained and maintained as such thereafter in accordance with the Energy Statement and Verification Report. Reason: To ensure high standards of sustainable design and construction in accordance with Policy DES10 of the South Oxfordshire Local Plan 2035.
