That, having regard to the size, scale, massing and flat roof design of the front dormer, the development is out of keeping with the appearance of the dwelling as well as the character of the street. As such the front dormer would be materially detrimental to the character and appearance of the existing dwelling and the wider area. Thus, it would conflict with Policies DES1, DES2 and H20 of the South Oxfordshire Local Plan 2035, Policy NP7 of the Benson Neighbourhood Plan, the technical guidance set out in the South Oxfordshire and Vale of White Horse Joint Design Guide 2022 and the National Planning Policy Framework.
