The site lies within the Chilterns Area of Outstanding Natural Beauty where great weight should be given to conserving and enhancing the landscape and scenic beauty in such areas. The proposed erection of 2 detached buildings on the site will consolidate built form on this currently open and rural site which is immediately adjacent to a public right of way. The development will result in an urbanising and enclosed form of development which is contrary to advice within paragraph 176 of the National Planning Policy Framework and to policies ENV1 and DES2 of the South Oxfordshire Local Plan 2035.
