Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC001, 1052-02C, 1052-05L, 1052-01T, CwT-TCP-23-01-02 and CwT-TCP-23-01-01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development hereby approved shall be implemented in accordance with all of the recommendations made under section 5 of the supporting ecological report and the appendixes (Ecoconsult, 12 December 2022, Ref: 2979_12122022). Details of the planting to be undertaken and the timescales shall be submitted to the Council prior to completion of the drainage works and the planting scheme shall then be implemented in accordance with the approved details. Reason: To protect the important species on the site and to ensure that an appropriate biodiversity gain is delivered, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.

The tree protection details as described within the submitted Arboricultural Method Statement (Consulting with Trees, January2023) and as shown on the approved tree protection plan (CWT-TCP-23-01-02) shall be put in place prior to the commencement of the relevant works and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

No development shall commence on site without the appointed archaeologist being present (other than in accordance with the agreed and submitted Written Scheme of Investigation [Written Scheme of Investigation January 2023]). Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication which shall be submitted to the Local Planning Authority within two years of the completion of the archaeological fieldwork. Reason: To enable an appropriate level of archaeological investigation of the area including excavation and recording, post excavation analysis and the publication of results in accordance with Policy ENV9 of the South Oxfordshire Local Plan 2035 and the National Planning Policy Framework.
