Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PMP5 1.60, PMP5 1.61, PMP5 1.41C, PMP5 0.05, PMP5 0.70, PMP5 0.06, PMP5 1.50, PMP5 1.51, PMP5 1.52, PMP5 1.53A, PMP5 1.30E, PMP5 0.10, PMP5 1.10E and PMP5 1.20G, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Samples and / or a schedule of the materials to be used in respect of the following shall be submitted and approved in writing by the Local Planning Authority ahead of commencement of the relevant stage of works: - Stone for walling; - Stone coping and kneeler; - Bricks; - Tiles Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the works and to safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Roof glazing detail b. Junction of the glazed link with the sitting room and garden wall c. New chimney stacks d. Specification of lime mortar e. Drains, gutters, downpipes, vents and flues f. Method statement for the piling works Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Sample panels of facing brickwork / stonework showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

All new rainwater goods shall be of profiled metal construction and painted. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
