The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22080-PP0012 A, 22080-PP0011A, 22080-PE0010A, 22080-PP0030B, 22080-PP0031B, 22080-PP0032A, 22080-PP0010A, 40-NRE-DRW-AIP 01, 5439-3, 5439-4, 5439-5, 5439-6, 5439-7, 5439-8, 22080-PP0040-A, 22080-SE0020-A and 40-BRE-DRW-TCP 01 and 40-BRE-DRW-TCP 01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the first use of the building(s) hereby permitted those parts of the external walls to be rendered shall be rendered and colour-washed in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of conserving the visual appearance and architectural significance of the designated heritage asset in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to development above slab level, joinery details of all new windows and shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of conserving the visual appearance and architectural significance of the designated heritage asset in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035. Prior to any demolition and the commencement of the development hereby approved, the applicant, or their agents or successors in title, shall be responsible for organising and implementing a methodology specific to the referenced terrace repairs which has been first submitted to and approved in writing by the Local Planning Authority. Once the methodology has been approved, no development of the extension above slab level shall take place until the repairs of the terrace have been viewed and approved by the Local Planning Authority. Reason: To secure the development provides a recognised heritage benefit to the designated heritage asset in accordance with policy ENV7 of the SOLP 2035 and Paragraph 200 and 202 of the NPPF. Prior to the commencement of any works, details of the methodology of the introduction of new and updated drainage and mechanical ventilation services to the building shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved  details. Reason: To preserve the architectural and historic interest of the building. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
