Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 870.018.PL00, 870.017.PL00, 870.019.PL00, 870.020.PL00, 870.021.PL00, 870.007.PL00, 870.016.PL00, 870.004.PL00, 870.012.PL02, 870.001.PL00, S - 12.A, S - 13.A, 870.024.PL00, 870.006.PL02, 870.002.PL01 and S-10, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All works shall be carried out in accordance with all the details provided on plan and as described in the supporting emails and other written documentation. All new tiles to be used in the repair of the roof to match the tiles on the existing roof unless alternatives are otherwise approved in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: 1. Any relevant remedial works to the roof, chimneys or lintels that arise during the course of works. This shall include drawings and relevant supporting structural engineers reports. 2. a) Schedule of timber repairs b) Details of proposed floor build up including cross sections and material specifications c) lime plaster and mortar specification d) specifications for new rainwater goods e) Joinery details for replacement windows and doors 3. Remedial works for the fireplace in the snug. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
