When compared with the prevailing character of the area, the proposal would give an uncharacteristically cramped appearance, resulting in the loss of an important gap within the streetscene and would not be in keeping with the existing grain of development in the surrounding area. The proposal is contrary to Policies DES1, DES2 of the South Oxfordshire Local Plan 2035 and advice within the National Planning Policy Framework.

The proposal does not provide sufficient information to demonstrate that the proposal is acceptable in terms of pedestrian and highway safety, having regard to the issues raised over the deliverability of acceptable visibility standards at the access point and the road conditions along Edinburgh Drive. The proposal conflicts with SOLP Policy TRANS5.

The proposed development represents an unacceptable overdevelopment of the site that fails to provide adequate standards of private residential outdoor amenity space for the occupants of the proposed dwelling in conflict with policy DES5 of the South Oxfordshire Local Plan 2035.
