Replacement of existing windows (x6) and rear exterior door (x1) with timber frames to matching existing windows, except using double glazing (18mm) for rear and side elevation windows and rear bedroom windows with 6 panes of glass in each window instead of 8 and downstairs rear kitchen both windows will open (currently only one does) and side kitchen window will open when currently it is fixed shut. (As clarified by applicant's email dated 3 November 2022 confirming the two front cottage style windows will be fitted from inside and in the same position as the existing windows in line with the back face of the front brick course and will be 14mm slimlite units, externally putty glazed and a have a structural 22mm "true bar", and as amended by Front Elevation Windows Joinery Details received 16/11/2022).

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, Proposed Front Elevation Windows - Double opening horizontal section detail, Photo 1, Photo 2, Photo 3 and LOC-001, submitted document "Window Details - Timber Windows Mr Kotas 6613/1 V1" and as set out in the applicant's email dated 3 November 2022, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
