Decision
Refusal of Planning Permission on 13th September 2022
Conditions / Refusal Reasons
The design, scale and position of the proposed rear dormer windows means the proposal would form a prominent feature when viewed from the public vantage point. Rear dormers are uncharacteristic of the existing property and properties of a similar type and design in the immediate surrounding area. The proposed dormer windows would represent a visually incongruous and inappropriate form of development, at odds with the traditional architectural form of the historic dwelling. As such, the proposed development would fail to preserve the special interest, character and appearance of the Henley - St Marks Road Conservation Area and is therefore, contrary to Policies DES1, DES2, HEN1, ENV6 and ENV8 the South Oxfordshire Local Plan, Policies DSQ1 and EN5 of the Joint Henley and Harpsden Neighbourhood Plan 2015 and the National Planning Policy Framework.
