That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 003B Rev 1, 001A Rev 1, 001B Rev 1, 002A Rev 1, EF-001, EF-002, 003, 004B Rev 2, 004A Rev 1, 002B Rev 2, 012, TPP 01 House, 003 Rev 2, TPP 01 Pool House and TPP 01 Menage, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The tree protection measures shown on the approved plans TPP 001 House, TPP 001 Pool House and TPP 001 Menage and set out in the Arbtech Arboricultural Method Statement dated 27 June 2022 shall be put in place prior to any further works associated with this permission on the site and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the first use of the development hereby approved, full details (specification, position, height, orientation, etc.) of a scheme of biodiversity enhancements for the application site shall be submitted to and approved in writing by the local planning authority (minimum two integrated bat boxes). Thereafter, the development shall be implemented in accordance with the approved details with all enhancements being provided prior to first use.
Reason: To secure the delivery of biodiversity enhancements onsite, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
