The proposed garage/carport, through its size, position and appearance and recent removal of boundary foliage, would be unduly prominent in the street scene and would compromise the setting of the adjacent Grade II listed building The Fox, failing to preserve or better reveal the significance of the listed building, thereby resulting in less-than-substantial harm to the significance of the listed building. As such, the proposed development would conflict with the aims and objectives of Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035 and government guidance at paragraphs 202 and 206 of the NPPF.
