The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 21.923.PL.004, 21.923.PL.003, 21.923.PL.001, 21.923.PL.002, 21.923.PL.050, 21.923.PL.300 Rev A, 21.923.PL.200 Rev A, 21.923.PL.100 Rev A and 21.923.PL.050 Rev A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" that shall first have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

P23/S0475/DISPrior to the construction of the development hereby approved above slab level, details of the specification of the glass coating of the external glazing to prevent illumination and light spill to a maximum visible light transmission of 70%, shall be submitted to and approved in writing by the Local Planning Authority, and thereafter the glazing shall be implemented and retained in accordance with the approved details.
Reason: To protect the appearance of the area, the environment and wildlife, and local residents from light pollution in accordance with Policies ENV1, and ENV12 of the South Oxfordshire Local Plan 2035.

P23/S0475/DISThe precautionary Reptile mitigation statement detailed in sections 8.4.10 and 8.4.11 and precautionary Badger mitigation statement detailed in section 8.4.8 of the submitted Ecological Appraisal ref 1041.2 dated August 2022 shall be implemented through the course of development. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To protect legally protected species on the site, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035.

P23/S0475/DISPrior to the occupation of the development hereby approved, details of the specification, location, orientation and height of one bird box and one bat box shall be submitted to and approved in writing by the local planning authority. The specification, location, orientation and height of each bat/bird box shall be informed by a suitably qualified ecologist and shall accord with relevant best practice guidance. Thereafter, the boxes shall be provided in accordance with the approved details prior to first occupation of the development and retained as such thereafter.
Reason: To secure ecological enhancements on site, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035.
