Description
Loft conversion to form two additional bedrooms and one bathroom, consisting of a flat roof dormer to rear elevation, and three roof lights to front elevation (amended plans received 06 July 2022 showing dormer moved to north west elevation and a rooflight with a cill above 1.7m proposed in its place).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 4a Rev 2, 4, 4 Rev 2, BLO-001 Rev 1, 3, 3 Rev 2, 1 Rev 2, 1, 1 Rev 2, 2 and 2 Rev 2, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The proposed rooflight serving the bathroom on the first floor, front south elevation hereby permitted shall be a fixed shut non-opening window.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The cill level of the roof lights in the right side east elevation, serving bedroom 3 shall be at least 1.7 metres above the floor level of the associated rooms and shall be retained as such. No additional rooflights shall be inserted into the right side east elevation of the development hereby approved without planning permission from the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
