The corner plot is highly visible from the public vantage point inside of the Henley Main Conservation Area and goes some way to inform the historic setting of Hop Gardens, West Street, Gravel Hill and the setting of the surrounding listed buildings and curtilage listed walls which bound the site and surrounding properties. The smooth painted render elevations and slate roof of the development proposed would result in an overly contemporary character and appearance to the extended dwelling, would form an incongruous and prominent feature across the corner plot, which would detract from the special architectural and historic interest of the conservation area and surrounding listed buildings and structures. Due to the materials proposed the development would result in an unacceptable level of harm to the character and appearance of these designated heritage assets and to the wider character of the settlement. As such, the proposal would be contrary to polices STRAT1, HEN1, DES1, DES2, ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.
