Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, FRNC-P01B and OP-001 B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the works hereby permitted shall only be constructed in the materials specified on the plans and the material schedule document hereby approved, with the exception of those details required in conditions 4, 5, 6, 7, and 8, or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the character of the buildings and the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works details of the AGA flue installation shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the character of the buildings and the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works details of the floor substrate method shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the character of the buildings and the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. Prior to the commencement of the relevant works, a photographic sample of the weather board cladding and roof tiles shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.
