The proposed development would fail to fall within the definition of infilling as set out in Policy H16 of the South Oxfordshire Local Plan 2035. Through its bulk and massing, the dwelling would also result in the consolidation of loose-knit development at the edge of the settlement and would detract from the character and appearance of the locality, which lies within the Chilterns AONB. As such, the proposal would be contrary to Policies DES2, ENV1 and H16 of the South Oxfordshire Local Plan 2035.
