Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL.012, PL.006, PL.011, PL.013, PL.005, PL.010, PL.001, PL.014, PL.015, PL.02 and PL.009, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the brickwork to be used for the external walls of the development hereby approved shall be of the same colour, type and texture as those used on the adjoining building (external garden wall for ramp).
Reason: To preserve the historic character of the listed building and in the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
All new window and doors joinery details hereby permitted shall only be constructed of the type, design and external finish specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: To preserve the historic character of the listed building and in the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of the relevant part of the development hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details.
Reason: To preserve the historic character of the listed building and in the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The re-pointing on the exterior of the development hereby permitted shall be completed using hand tools and the lime mortar specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: To preserve the historic character of the listed building and in the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as New Farm.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.
