The proposed development would introduce a dwelling onto this parcel of land, which would conflict with the grain of development in the locality. The two dwellings previously granted planning permission have been consistent with a building line between Pinfold to the west and Cooper's Close/Shepherd's Cottage. Instead, the proposed dwelling would be shoehorned between that building line and the road frontage building line, comprising the village hall, Ridgeway House and 1-5 School Cottages. This also means that the dwelling would have a more complex and contrived design than the traditional form of the dwellings previously approved. The cramped nature of the proposal in relation to its surroundings would detract from the character and appearance of the locality and the setting of this part of the village within the Chilterns AONB. It would also fail to preserve or enhance the character and appearance of the adjacent Greys Green Conservation Area. As such, the proposal would be in conflict with the Policies DES1, DES2, ENV1, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035 and advice contained within the SODG 2016 and the aims and objectives of the NPPF 2021.
