The proposed extension, due to its flat roofed design would have a detrimental impact on the attractiveness of the rear aspect of the dwellings in that part of Queen Street and as such would fail to preserve the character and appearance of the Henley - Main Conservation Area. As such, the proposal would be contrary to Policies DES1, DES2, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035 and DQS1 of the Henley and Harpsden Neighbourhood Plan and advice contained within the South Oxfordshire Design Guide 2016 and Government guidance in the National Planning Policy Framework.
The proposed extension, due to its size, position and appearance, would result in a significant loss of light and outlook to the rear aspect of No's 14 & 14A Friday Street, thereby detracting from the residential amenity of the occupiers. As such, the proposal would be contrary to Policy DES6 of the South Oxfordshire Local Plan 2035 and advice contained within the South Oxfordshire Design Guide 2016 and Government guidance in the National Planning Policy Framework.
