The subdivision of the land from Willow Cottage would result in the creation of a separate planning unit, and would constitute a material change of use of the land. The proposed use is therefore unlawful under Section 191/192 of the Town and Country Planning Act 1990 (as amended). Furthermore, the shed erected within the site does not benefit from permitted development rights having regard to Class E of Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
