Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 20 627 PL01, 20 627 PL02B and 20 627 PL03B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.

The first-floor window in the northern elevation of the extensions hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity and shall be fixed shut below 1.7 metres from finished floor level of the room in which it is to be inserted, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the window is not unneighbourly should the future arrangement of the dwelling within the application site and / or the neighbouring property to the north be alerted going forward, such that this window affords views into the private outdoor amenity spaces and or habitable rooms of the neighbour to the north, in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the original building. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.

The rooflights hereby approved shall conservation style roof lights with central glazing bar and be set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, CON5, CON7, D1, G2 and H13 of the South Oxfordshire Local Plan 2011, with the relevant weight afforded to polices set out in the emerging South Oxfordshire Local Plan 2035.
