Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SK01 rev A, SK02 rev B, 852.01A, 852.03A, 852.04A, 852.05A, 852.07A, 852.08A, SK-PSP1, 852.LP1, 852.SP1, 852.SP2, 4560.01, 4560.02, 4560.03, 4560.04, 4560.05, 4560.06, 4560.07, 4560.08, 4560.09, 4560.10, 4560.11, 852.02, 852.06, 852.09 and 852.10, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That any new clay tiles required to make up the deficit of those that cannot be reused shall be of the same colour, profile and texture as those used on the existing roof. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That any Joinery works related to the works hereby approved shall not commence until Joinery details for the new front door, including details of all fixtures and fittings and joinery details for all new internal doors have been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. The rooflights hereby approved shall be Conservation rooflights and set flush with the plane of the roof in which they are to be inserted. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of new pavement light b. Details of new ceiling rose to Hallway c. Details of the front steps d. Details of all new internal insulation to include material specifications and appropriate drawings including cross sections e. Following the removal of render and prior to the commencement of relevant repairs, the submission of details of any repair or remedial work f. Details of the new well cover and any alterations or repairs required for the well g. Following the removal of the modern plaster ceiling to front north bedroom second floor, the submission of a proposal for the timbers to be retained and removed and details of new interior finishes shall be submitted, supported by structural and heritage reports as appropriate. h. Following the removal of roof tiles and assessment by a relevant professional, the submission of a schedule of repair/replacement of roof timbers is to be submitted I. Submission of general specifications for all works of making good throughout the property Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of any works to the party wall to the kitchen and Utility, a schedule of works to be undertaken to the party wall of the Kitchen and Utility following removal of modern finishes; shall be submitted to and approved in writing by the Local Planning Authority.
