Description
Replace existing rear ground floor and rear first floor windows with new timber casement slim profile double glazing units. Replace existing rear door.
Double skin, painted, brickwork on the rear extension wall to surround the new ground floor window. Increase the height of the existing rear flat roof by 0.15 metres. Insulate the flat roof. Replace the sealing of the flat roof. Add three 0.25 metre diameter roof lights into the flat roof. Plaster the ceiling in the dining room. Demolish the internal wall between the existing kitchen and bedroom in the ground floor rear extension. Erect a stud wall in the existing kitchen. Erect a stud wall to the first floor in the existing bathroom. Replace flooring on the ground floor kitchen and bedroom with wood effect laminate flooring. Replace existing substandard guttering and downpipe on the rear extension wall with a new soakaway in the garden and new guttering and downpipe. Rewire the entire ground floor and first floor.

Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001-, CMP001a, COM003a, COM002a, LOC001 and OP002, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
With the exception of condition 4 below the development hereby permitted shall only be constructed in the materials specified on the application form hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
The interior works of the development listed below and hereby permitted shall only be constructed in the materials specified or in materials which shall previously have been approved in writing by the Local Planning Authority.
1. Plaster ceiling in the dining room should be replaced like-for-like in lathe and lime plaster and carried out in accordance with a specification to be agreed in writing prior to commencement of these works.
2. All works of making good to localised chasing in are carried out in materials to match.
Reason: To preserve the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
