Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, EX-ELV-01 Rev REV15, PR-ELV-01 Rev REV15, EX-ELV-02 Rev REV15, PR-ELV-02 Rev REV15, EX-FLP-01 Rev REV15, PR-FLP-01 Rev REV15, LOC-PL-01 Rev REV15, SEC A-A Rev REV15, EX-SIPL-01 Rev REV15 and PR-SIPL-01 Rev REV15, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the tiles to be used for the external roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, D1, G2, G4 and H12 of the South Oxfordshire Local Plan 2011 with the relevant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
The external walls of the development hereby permitted shall be clad in horizontally aligned timber boarding in the materials and details specified on the plans and supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.

The tree protection measures shown within the submitted Arboricultural Method Statement (Ref: 20026/AMS Rev A) and shown on the Tree Protection Plan (Rev A Sept 2020), shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2, G4 and H13 of the South Oxfordshire Local Plan 2011 with the relevant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
The western wall of the extension hereby approved lies adjacent to the root protection area of the protected tree positioned along the shared boundary to the north west of the application site. This wall should be set out and constructed as per approved plans SEC A-A REV15 and PR-SIPL-01 Rev REV15
Reason: To safeguard trees which are visually important in accordance with Policies CS1, CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies C4, C9, D1, G2, G4 and H13 of the South Oxfordshire Local Plan 2011 with the relevant weight afforded to policies set out in the emerging South Oxfordshire Local Plan 2035.
