The proposed development would result in a cramped form of development which would diminish the open character and appearance of the site which would not respond positively to the character and the appearance of the surrounding area. The proposed development would therefore conflict with policies CSTHA1, CSS1 and CS1 of the South Oxfordshire Core Strategy , saved policies D1, G2 and H4 of the South Oxfordshire Local Plan 2011 and policies ESDQ17, ESDQ18 and H5 of the Thame Neighbourhood Plan.
The proposed dwelling, by reason of its proximity to neighbouring 4 Beech Road, would result in windows that directly look towards this neighbour's habitable room and would adversely harm their privacy. As such the proposed development would conflict with policy D4 of the South Oxfordshire Local Plan 2011.
