Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan P100, Block plan P101, Floor Plan and Elevations PO102, Floor Plan and Elevations P103 and Section Plan P104, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The use of the buildings hereby permitted shall be limited solely to agricultural purposes. Reason: To restrict the use of the building to one compatible with the surrounding rural area in accordance with Policy CSS1 of the South Oxfordshire Core Strategy 2027 and saved Policy A1 of the South Oxfordshire Local Plan 2011.

That within two month of the granting of this permission a scheme shall be submitted and approved by the Local Planning Authority for the regrading of the earth bund shown on approved plans to levels and grades more in keeping with the character and appearance of the surrounding natural landscape and that will facilitate future maintenance and weed suppression. The approved scheme shall be implemented within six months of the granting of this permission. Reason: To help to assimilate the development into its surroundings in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027; Policies G2 and G4 of the South Oxfordshire Local Plan 2011; Policies TET1, TET2 and TET3 of the Tetsworth Neighbourhood Plan; and draft Policy ENV1 of the emerging South Oxfordshire Local Plan 2034. That a scheme for the landscaping of the earth bund referred to in condition 3 above, including the removal of weeds, the sowing of grass and the planting of indigenous live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority within 2 months of the granting of this permission. The scheme shall be implemented within the first planting season following the granting of this permission and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027; Policies G2 and G4 of the South Oxfordshire Local Plan 2011; Policies TET1, TET2 and TET3 of the Tetsworth Neighbourhood Plan; and draft Policy ENV1 of the emerging South Oxfordshire Local Plan 2034.
