Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 082 PA 001, 082 PA 003, 082 PA 006, 082 PA 002, LOC001, 082 PA 004, 082 PA 007, 082 PA 005, 082 PA 008, 082 PA 101, 082 PA 103, 082 PA 106, 082 PA 102, 082 PA 104, 082 PA 107, 082 PA 105, 082 PA 109, 082 PA 108 and 082 PA 001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the brickwork to be used for the external walls of the extensions hereby approved shall be of the same colour, type and texture as those used on the existing dwelling. Reason: In the interests of the visual appearance of the development in accordance with policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, policies CON7, D1, G2 and H13 G2 of the South Oxfordshire Local Plan 2011.

The external materials to be used for the cheeks, face and roof of the dormer window hereby permitted shall match the materials used on the existing building. Reason: In the interests of the visual appearance of the development in accordance with policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, policies CON7, D1, G2 and H13 G2 of the South Oxfordshire Local Plan 2011.

Other than those materials expressly conditioned to match the existing dwelling by conditions 3 and 4 of this permission the exterior of the development hereby permitted shall only be constructed in the materials specified on the plans and supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, policies CON7, D1, G2 and H13 G2 of the South Oxfordshire Local Plan 2011.

The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development in accordance with policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, policies CON7, D1, G2 and H13 G2 of the South Oxfordshire Local Plan 2011.

The existing historic brick and flint walls along the of the southern and eastern boundaries of the land shall be retained and shall not be altered in any way unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with policies CS1, CSHEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027, policies CON7, D1, G2 and H13 G2 of the South Oxfordshire Local Plan 2011.

The first and second floor windows in the south elevation of the dwelling hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity below 1.7 metres from finished floor level of the rooms in which they are to be inserted, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
