The proposed development is likely to have an adverse impact on the long term healthy retention of two protected Lime trees and a protected Cedar tree. The deterioration of these trees would have a harmful impact on the character and appearance of the Whitchurch-on-Thames Conservation Area and the Chilterns Area of Outstanding Natural Beauty. The development would be in conflict with the NPPF, Policies CSEN1 and CSEN3 of the South Oxfordshire Core Strategy and saved Policies G2, C9 and CON7 of the South Oxfordshire Local Plan 2011, and guidance contained within the South Oxfordshire Design Guide.
