Conditions / Refusal Reasons
The proposed development would not represent the infilling of a small gap in an otherwise built up frontage, nor would it be closely surrounded by dwellings. In addition, the proposal would extend built development closer to the Chilterns Area of Outstanding Natural Beauty adjoining the site. As such, the proposal would fail to accord with the Council's Housing Strategy and would detract from the character and appearance of the site and the landscape setting of this part of Sonning Common and have an urbanising impact on the adjacent nationally designated area and would be contrary to Policies CS1, CSR1 and CSEN1 and CSS1 of the South Oxfordshire Core Strategy and saved Policies G2, C4, D1 and H4(iii) of the South Oxfordshire Local Plan 2011 and Policies D1b, ENV2 and H3 of the Sonning Common Neighbourhood Development Plan and advice contained within the National Planning Policy Framework.
