Variation of Condition 5 of P14/S1287/FUL for the use of plain clay roof tiles on lower kitchen/dining room roof to incorporate solar thermal panels. As clarified by additional information received on 19 July 2019 with details of solar panels.
Reconstruction following a fire to create a 4 bedroom dwelling with a new carport & store.
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 09010 100 and 09010.220, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The materials to be used shall be as approved under the discharge of condition application P16/S0746/DIS unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The details of the lime mortar and render mix, the roof construction and specification for any fire barrier, the exterior finish of the east chimney stack and its height above the ridge, joinery details for external doors and windows and the external ducts, flue pipes or means of external venting shall be as approved under the discharge of condition application P16/S0746/DIS unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
The roof covering shall be thatched with long straw or combed wheat with a flush ridge and clay tiles as shown on the approved drawings save for the details of the solar panels hereby approved.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
All new rainwater goods shall be of profiled metal construction painted black.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To safeguard the openness of the Green Belt in accordance with Policy CSEN2 of the South Oxfordshire Core Strategy 2027 and Policy GB4 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Classes A, B, C and D of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To safeguard the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and PolicyCON3 of the South Oxfordshire Local Plan 2011.
The sustainable design strategy set out in the design and access statement which accompanied the application, in respect of sustainable building, shall be implemented prior to the first occupation of the development, unless as may otherwise be agreed in writing by the Local Planning Authority.
Reason: To ensure high standards of sustainable design and construction in accordance with Policy CSQ2 of the South Oxfordshire Core Strategy 2027.
