Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, LOC001, S-01 and PH.4718 Rev E, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Proposed roof insulation materials Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. The external materials of the approved extension additional dormer window hereby permitted shall be constructed and finished in accordance with a sample schedule which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. That the development hereby approved shall not commence until joinery details of the proposed rooflights to the main house have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Section details of the proposed underfloor heating system and limescrete floors to the main house. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON2 and CON3 of the South Oxfordshire Local Plan 2011. The solar panels hereby approved shall be removed after a maximum period of 20 years from the date of this consent. Any extension beyond this period or the replacement of the panel is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The solar panels herby approved that are to be installed on the historic roof slope as shown on the approved plans are limited to an area of not more than 5.5msq (60sqft) and to be located on the east end of the south facing roof slope only, beyond the easternmost dormer window. Any alteration to this location is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The proposed solar panels that are to be installed on the historic roof slope as shown on the approved plans are to be flush with the plane of the tiled roof finish. Any alteration to the finished level of the solar panels is not approved by virtue of this consent unless otherwise agreed. Reason: In the interests of safeguarding the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
