Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the materials schedule (Rev B) hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance and character of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The tree protection details as shown on the approved arboricultural method statement (dated 25 July 2018) and tree protection plan dwg 3761/02/18-0976 Rev 1 shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of the construction work. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011

Prior to the first occupation of the development hereby approved, the turning area, parking bays and car parking spaces shall be provided as shown on dwg 025 Rev P19, so that motor vehicles may enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and parking spaces shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Cycle parking facilities shall be provided prior to the occupation of the development hereby approved, as shown on drawing 025 Rev P19. Reason: To encourage the use of cycles as a means of transport in accordance with Policy T2 of the South Oxfordshire Local Plan 2011.

The hours of operation for construction and demolition works shall be restricted to 07:30-18:00 Monday to Friday and 08:00-13:00 on a Saturday. No work is permitted to take place on Sundays or Public Holidays without the prior written authority of the Local Planning Authority. Reason: To protect the occupants of nearby residential properties from noise disturbance in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

At all times during demolition and construction, no offloading or loading of materials, machinery or equipment from delivery vehicles shall take place within 25m of any dwelling located outside of the development site. Reason: To ensure that the development hereby permitted is not detrimental to the safety and amenity of nearby residents in accordance with Policies T1 and EP2 of the South Oxfordshire Local Plan 2011.

The wheel washing system as shown on the Wheel Washing Cleaning System details and Environmental Issues report and Compound Layout Plan drawing no KL.SL001, approved under P18/S2727/DIS, shall be put in place prior to any on site works including demolition and construction and thereafter retained in situ for the duration of the construction work. Reason: To prevent the tracking out of materials onto the highway in the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The dwelling shall not be occupied until the boundary treatments to serve the dwelling as indicated on the approved landscaping plan have been completed. Reason: In the interests of the visual appearance of the development and to safeguard the privacy of occupants, in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, D3 and D4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement or alteration of a dwellinghouse consisting of an addition or alteration to its roof as described in Schedule 2, Part 1, Classes B or C of the Order shall not be undertaken without first obtaining planning permission for the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), any building or enclosure, swimming or other pool as described in Schedule 2, Part 1, Class E of the Order other than those shown on the approved plan(s), shall not be undertaken within Plot 10 identified on dwg 025 Rev P19, without first obtaining planning permission for the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
