Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, MTOB-PL-101B, MTOB-PL-100 and MTOB-PL-090, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

The exterior of the development hereby permitted in respect of the materials and windows to be used shall only be constructed in accordance with the details specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved details of the method of abutment of the porch to the rear elevation of the main house, including section drawing and description be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.
