Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1601 P102, 1601 P050, 1601 P101, 1601 P051 A, 1601 P106 F, 1601 P107 F, 1601 P108 D, 1601 P104 E, 1601 P103 E and 1601 P105 F, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved, a schedule of the timber cladding including details of the finish to be used on the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

All rainwater goods shall be constructed of traditionally profiled metal painted black. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.

The new walls of the development hereby permitted shall be constructed in natural stone of the same colour, type and texture, laid and pointed in the same manner, as the natural stone which has been used in the construction of the adjacent stone wall. Reason: In the interests of safeguarding the character of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON5 of the South Oxfordshire Local Plan 2011.
